Africa’s industrial property market is attracting growing investor interest as businesses seek modern warehouses, distribution centres and industrial facilities to support expanding commercial activities across the continent.
The increasing popularity of online shopping, growth in domestic manufacturing and rising demand for efficient supply chains are creating fresh opportunities for developers in the logistics real estate sector.
A report by Lagos-based real estate research and advisory firm Fortren & Company identified a widening gap between the demand for modern storage facilities and the available supply. The report noted that manufacturers, retailers, logistics companies and multinational businesses are increasingly seeking facilities that meet international standards.
According to the firm, the market is gradually moving away from traditional storage buildings and scattered industrial estates towards organised logistics parks, integrated industrial centres and distribution hubs.
Among the companies benefiting from the trend is Improvon Group, a specialist developer established in 1995. The company has developed and leased more than 1.2 million square metres of logistics property across sub-Saharan Africa, with operations covering South Africa, Kenya and Zambia.
Another major player is Agility Logistics Parks, which has acquired more than 1.5 million square metres of land for warehouse development across Africa. Its existing operations span Ghana, Côte d’Ivoire, Mozambique and Egypt, while Nigeria remains part of its planned expansion.
Africa Logistics Properties is also strengthening its position in East Africa. Established in 2016, the company has developed approximately 70,000 square metres of warehouse space across two major facilities in Kenya. Its listing of a US dollar-denominated industrial real estate investment trust on the Nairobi Securities Exchange in 2026 has further expanded investment opportunities in the sector.
South Africa remains an important centre for logistics property investment, with Fortress Real Estate Investments operating an extensive portfolio of industrial and logistics assets. As of its 2025 financial year, the company’s logistics portfolio comprised 97 assets covering approximately 2.9 million square metres of gross lettable area.
Equites Property Fund is another significant investor in the market, with industrial and logistics properties in South Africa and the United Kingdom. Its portfolio included more than 50 properties valued at approximately $1.7bn as of the 2025 financial year.
The growing presence of these developers highlights the increasing importance of specialised industrial property in supporting Africa’s economic development. Modern warehouses and distribution centres are becoming essential to businesses seeking to reduce delivery times, improve storage capacity and manage supply chains more effectively.
However, the expansion of the sector also underscores the need for continued investment in infrastructure and the development of facilities capable of meeting the needs of modern businesses.
Fortren & Company noted that the activities of institutional investors and specialised developers would remain important to the evolution of Africa’s logistics property market as demand for industrial infrastructure continues to rise.
